You did it! You spent weeks (maybe months) scrolling through Zillow, touring houses in Longview, and finally found “the one.” You made an offer, did a little nail-biting negotiation, and then you got the call: Your offer was accepted.

First of all, take a breath and celebrate. This is a huge milestone! But once the excitement settles, a very common question usually pops up: "Wait… what do I do now?"

If you’re feeling a little overwhelmed, you’re not alone. The time between "offer accepted" and "keys in hand" can feel like a whirlwind of paperwork, inspections, and industry jargon. Did you know that the average mortgage process takes about 30 to 45 days to complete? That might seem like a long time, but there is a lot happening behind the scenes to protect you and your investment.

Let’s dive into the five essential steps of the mortgage process after your offer is accepted.

Step 1: The "Fast Action" Phase (Earnest Money & Option Period)

The moment both you and the seller sign that contract, the clock starts ticking. In Texas, we have a couple of specific items that need to happen almost immediately, usually within the first three days.

What is Earnest Money?

Think of earnest money as your "good faith" deposit. It’s a way of telling the seller, "I’m serious about buying your house, and I’m putting some skin in the game." Typically, this is about 1% to 3% of the purchase price. This money doesn’t go to the seller yet; it’s held by a neutral third party (the title company). The best part? This money is credited back to you at closing to help cover your down payment or closing costs.

The Option Period

In East Texas, most contracts include an "Option Period." This is a negotiated timeframe (often 7 to 10 days) where you pay a small fee to the seller for the right to walk away for any reason. This is your safety net. If you find something during your inspections that you just can't live with, you can back out and get your earnest money back.

Pro Tip: My team and I always recommend getting these payments delivered to the title company as soon as possible. Missing these deadlines can actually put your contract at risk!

Step 2: The "Know What You're Buying" Phase (Inspections)

Now that the contract is live, it’s time to look under the hood. Even if the house looks perfect, you want a professional to check the things you can’t see.

During your option period, you’ll want to schedule a general home inspection. The inspector will check the foundation, the roof, the electrical system, and the HVAC. In our neck of the woods, whether you’re buying in Gilmer, Jefferson, or right here in Longview, we also highly recommend:

  • Termite/Pest Inspection: Because East Texas bugs love wood.
  • Sewer Scope or Septic Inspection: Especially important if you're looking at property with a bit more land.

Once you get the report back, it can be a little scary. No house is perfect! We’ll look at the report together with your real estate agent. If there are major issues, you can ask the seller to make repairs or give you a "credit" toward your closing costs. If the seller says no, and you're still in your option period, you still have the power to walk away.

Step 3: The "Pencil Sharpening" Phase (Appraisal & Underwriting)

The Appraisal

Your lender (that’s us!) will order an appraisal. This is performed by an independent professional who determines the fair market value of the home. Why? Because we want to make sure you aren't overpaying and that the home provides enough collateral for the loan. If the appraisal comes in at or above the sales price, we’re good to go! If it comes in low, we’ll help you navigate the options, which might include renegotiating the price with the seller.

Deep Dive Underwriting

If you've worked with us for a pre-approval, you’ve already done a lot of the work. But now, our underwriters will do a final, deep-dive review of your finances. They’ll verify your income, your employment, and your assets one last time.

Step 4: The "Safety Net" Phase (Insurance & Title)

As we move toward the finish line, we need to make sure your future home is protected.

Homeowners Insurance

You’ll need to shop for a homeowners insurance policy. We always suggest checking with local agents who understand East Texas weather (yes, we’re looking at you, hail storms!). Once you pick a provider, just send us the "binder" or the quote, and we’ll coordinate the rest.

The Title Search

The title company is also working hard right now. They perform a "title search" to make sure the seller actually has the right to sell the house and that there are no "liens" (unpaid debts) attached to the property. They’ll issue a title commitment, which is basically a promise to insure your ownership of the home.

Step 5: The Finish Line (Closing Day!)

You’ve made it through the inspections, the appraisal was a success, and the underwriter has issued the two most beautiful words in the English language: Clear to Close.

The Closing Disclosure (CD)

At least three business days before you sign, we will send you a document called the Closing Disclosure. It’s a simple, easy-to-read breakdown of your final loan terms, your monthly payment, and the exact amount of money you need to bring to the closing table. We’ll go over this with you line-by-line to ensure there are no surprises.

The Final Walkthrough

Usually 24 hours before closing, you’ll visit the house one last time with your agent. You’re checking to make sure the seller has moved out, no new damage has occurred, and any agreed-upon repairs were actually done.

Closing Day

This is it! You’ll head to the title company, sign the final paperwork (bring your ID!), and wire your funds. Once the lender (us!) reviews the signed docs, we "fund" the loan. That’s when the keys are officially yours.
