You did it! After weeks (or maybe even months) of browsing listings, touring houses in Longview, and finally finding “the one,” the seller just called and said those four magic words: Your offer was accepted.

First of all, take a breath. That’s a huge win! If you’re a first-time homebuyer, your heart is probably racing with a mix of pure excitement and a little bit of “Wait, what do I do now?” It’s completely normal to feel a bit overwhelmed. You’ve crossed the first major finish line, but there’s still a journey ahead before you get those keys in your hand.

Did you know that the period between the offer being accepted and the day you move in, often called the "escrow" or "closing" period, usually takes about 30 to 45 days? It might seem like a long time, but there’s a lot happening behind the scenes to make sure your investment is safe and your loan is solid.

  • The Clock is Ticking: Many of the deadlines in your contract are based on the "Effective Date." If you’re not aware, missing a deadline for earnest money or inspections can put your deposit at risk.

Step 2: The Option Period and Home Inspection

You might ask for a repair, a credit toward your closing costs, or a reduction in the price.

If the seller won't budge on a major issue, the Option Period allows you to walk away with your earnest money intact. It’s your safety net.

Step 3: Appraisal and Underwriting (The "Nitty-Gritty")

Underwriting:

Pro-Tip from Kenneth: Please, please, please do not make any big purchases during this time! Don't buy a new truck, don't open a new credit card for furniture, and don't quit your job. Step 4: Homeowners Insurance and the Final Numbers

As we get closer to the finish line, we need to make sure your new home is protected. You’ll need to choose a homeowners insurance policy. Step 5: Closing Day (Welcome Home!)

  1. A valid photo ID: (Drivers license or passport).
